WOODWORKING WORKSHOP BENCH RENTAL WITH SHARED PROFESSIONAL MACHINE SHOP
Scott Workshops is a 10,000 sq ft woodworking machine shop benefitting from a massive solar panel array!
We are based in Newhaven, East Sussex, equi-distant between Brighton and Hove and Eastbourne on the coast with good transport links to Lewes, Burgess Hill, Haywards Heath, Uckfield, Hailsham and Heathfield and of course London, even Dieppe!
We offer bench rental of single or double bays with access to quality professional machines for cabinet makers and joiners or small cabinet making firms. There is also an in house veneering service.
It is a professional and busy workshop, home to experienced cabinetmakers and designers.
Each business stands on its own, while benefitting from the support and collaboration of the other members. If you need advice there is always someone who can offer it.
Work can be shared around. If one person needs work there is always someone who needs help. and when you bring your clients to sit in our meeting room overlooking the impressive humming work shop they are in no doubt as to your seriousness.
The freehold building itself is a light and airy mid century saw tooth roofed classic to which we have recently added a 164 solar array to its new west wing roof. This provides more control over our energy supply and helps towards a reduced carbon footprint.
A pelleter converts all extraction waste into woodburner pellets free to all renters and all suitable sheet and timber waste is burnt in our industrial wood waste heater.
Standing on Avis Way, the industrial zone offers Screwfix , Toolstation, Travis Perkins and even a sicilian deli all within 5 minutes walk away, as well as excellent local metalworkers and engineers. There are regular buses and Newhaven railway station is less than 10 mins away.
WORKSHOP BENCH RENTAL RATES
Single Bench space: 15.12 m2 (3.6 m x 4.2m)
£650 +vat pcm Total £780.00 inclusive of all bills. No extras.
Double bench space: 30.24 m2 (7.2m x 4.2m)
£1170 +vat pcm. Total £1,404.00 inclusive of all bills. No extras.
All spaces include allocated board storage and solid timber racking. Wifi and access to office hot desking with use of an A1 plotter. Shared use of a well-equipped kitchen. Some on site parking or otherwise available on Avis Way.
Bench rental is offered on a rolling 6 month agreement. Public liability insurance is required and your own tools and equipment are not covered by the workshop insurance. Woodworking machine shop competence is required and induction will be given on all equipment.
The premises are alarmed. Access is available 24/7 though single lone working in the machine shop is not permitted.
